Yes. We’re retained by and report to the owner/lender/strata only. We do not hold contracts with the GC or trades on oversight engagements.

Will oversight delay the project?

No—our cadence aligns with existing milestones and meetings. Findings are concise and action-oriented to support momentum, not block it.

What documents do you need to start?

Executed contract, current drawings/specs, schedule, submittal log, latest pay app, CO log, and permits. We’ll issue a short request list at kickoff.

Do you review pay applications and holdbacks?

Yes. We validate claimed progress vs. observed work, holdback compliance, approved COs, and allowances; we flag discrepancies with photos and quantities where applicable.

Can you testify or support dispute resolution?

We provide factual records and expert input suitable for negotiation or, if required, formal proceedings. Scope and rates for dispute work are agreed in advance.
